Terms of Service

The service

LumeInsight provides property tax estimates, comparisons and nearby-place information for Oneida and Madison County, NY, using public records and third-party map data. By using the site you agree to these terms.

Estimates only

Everything shown is an estimate for information only. It is not an official tax bill, an appraisal, or legal, tax, real estate or financial advice. Records can be out of date or contain errors; some charges (for example fire, water or sewer districts, or city school taxes) may not be included. The new-owner bill assumes the current owner’s personal exemptions (STAR, senior, veterans, disability) end on sale and that the buyer has none of their own. Revaluation scenarios are hypothetical and do not predict that any reassessment will occur. Verify figures with the county or town assessor and a qualified professional before making a purchase decision.

Free access and paid plans

• Free Explorer includes a limited number of parcel lookups per month; some features are reserved for paid plans.
• LumePass is a one-time purchase that unlocks paid features for 30 or 90 days. It does not renew automatically.
• Brokerage seat packs are monthly subscriptions that include a number of agent seats and renew until cancelled. Seats are managed by the brokerage's administrator, who is responsible for the people they invite or give a license code to.
• Payments are processed by Stripe. Prices are shown at checkout in U.S. dollars.
• If something is not working as described, contact us and we will work with you on a fix or refund.

Your account

Keep your sign-in secure. Do not share a personal account or LumePass; brokerage seat codes are for the brokerage's own agents. We may suspend access that violates these terms or puts the service at risk.

Acceptable use

• No scraping, bulk downloading or automated collection of the service's data beyond normal use.
• No attempts to bypass usage limits, billing or access controls, or to probe or disrupt the service.
• No using the service to harass or target individuals.

Reports and branding

Agents may add their own name, license number and contact details to reports and are responsible for the accuracy of that information and for how they present reports to clients. Reports must retain the estimate disclaimers.

Data sources

Parcel and tax data come from public county records. Maps, places and routes use OpenStreetMap-based data and other third-party providers, whose availability and accuracy we do not control.

Disclaimer and limits of liability

The service is provided “as is” without warranties of any kind. To the fullest extent allowed by law, LumeInsight is not liable for indirect or consequential damages or for decisions made in reliance on the service, and our total liability for any claim is limited to the amount you paid us in the 12 months before the claim.

Changes

We may update these terms; continued use after a change means you accept it. We will update the date above.
