What this covers

LumeInsight helps buyers and agents understand property taxes using public county records. This policy explains what we collect when you use the site and who helps us run it.

Property data

Parcel, assessment and tax information comes from public records published by the counties we cover (Oneida and Madison County, NY). We do not store or display property owners' names. Searching a parcel does not tell the owner anything.

What we collect

• Account details, if you sign up: your email address and, if you choose Google sign-in, the basic profile Google shares. We use these to sign you in and manage your plan.
• Team and brokerage details: your agency name, seats, and the branding you enter (name, license number, phone, email, color) so it can appear on your reports.
• Usage for the free allowance: the parcels you open, tied to your account, or to a random anonymous ID cookie (or, if neither exists, your IP address), so we can apply the free monthly lookup limit.
• Payments: handled by Stripe. We receive confirmation of what you bought and an identifier; we never see or store your card number.
• Saved homes are kept in your own browser (local storage) on this device.
• Basic server logs (IP address, pages requested, errors) to keep the service secure and working.

Cookies and local storage

• Sign-in cookies (set by our authentication provider) keep you signed in.
• An anonymous ID cookie (lume_aid, up to one year, not readable by page scripts) counts free lookups.
• Local storage remembers your saved homes.

We do not use advertising cookies.

Services that help us run LumeInsight

To work, some information is sent to these providers:

• Supabase: hosts our database, sign-in and file storage.
• Stripe: payment processing.
• Email delivery provider: sends team invitations (the invitee's email address and your agency name).
• U.S. Census Bureau geocoder: receives an address you type to find its map location.
• Map, places and routing providers (including OpenStreetMap-based services and map tile hosts): receive the map area you view and, when you ask for directions, the coordinates of the home and the destination.

We do not sell your personal information.

Retention and your choices

We keep account data while your account is open. You can ask us to delete your account and associated data. You can clear cookies and local storage in your browser at any time (this resets your anonymous free-lookup count and removes saved homes on that device).

Security

Data is encrypted in transit, access to accounts and team data is restricted by database-level rules, and billing events are verified before they change anything. No system is perfectly secure, so please use a strong sign-in method.

Children

LumeInsight is not directed to children under 13 and we do not knowingly collect their information.

Changes

If we make material changes we will update the date above and, for account holders, notify you by email.
